A series of local conversations with our clients and the communities where we practice, Gensler Design Forecast Local events are gatherings that explore the forces impacting the human experience from a local viewpoint. The Gensler Beijing Design Forecast Local event focused on the subjects of “Connected Cities” and “Social Impact”, communicated and shared with the numerous thought leaders, industry experts and insiders in the form of keynote talks and panel discussions.

The connected cities panel revolved around the role of technology in creating the cities of the future. Connected smart cities represent the opportunity to leverage technology to make cities more efficient, livable, and sustainable. In this discussion, the panelists explored the relationship between technology and privacy, the convergence between physical and digital, and the importance of human experience and connection amidst rapid technological change.

"Internet breaks the original physical space circle and create a property circle in a relatively reasonable interval and use of space. The city of the future will be people-oriented, the value of products with low efficiency will be increased through urban renewal to meet the needs of consumers, improve the space efficiency and please the investors, so as to give back to the society and make the city a better place and achieve a win-win situation".

“未来是一个复杂的体系，现在的小趋势未来可能会有大的变革，强调互联城市和社会影响力的结合和交互作用。”

"The future is a complex system, and small trends of the present may result in great changes in the future, so the combination and integration of connected cities and social impact should be emphasized".

城智更新研究院院长陈方勇先生带来“城市更新-新时代，新主场”的精彩演讲，围绕城市更新解读政府政策，剖析城市数据，以及分享全球成功案例，提出了城市更新增值的四步法“赋魅、加温、赋能、硅化”。

Mr Chen Fangyong, Dean of Urban Regeneration Research Academy, gave a great speech on urban regeneration titled “New era, New home field”; he shared successful cases stories and proposed “four steps: enchantment endowment, heat increase, energization and silicification” for urban renewal and appreciation.

"There are only 16 Art and Culture Centers in Beijing CBD, while there are 266 in New York within the same area. "There is not too much commercial consideration when promoting art, and art creation in lots of public space is a responsibility for the society. And it provides a good venue for cultural exchanges at home and abroad".

Topic 2: What will the influence of Beijing CBD to the society development be in the future?

“CBD的客群在不停的更新迭代，有别于孵化器，是一个聚集、展示和办公的场所。北京CBD约7平方公里的规模贡献了朝阳区1/4的经济总量，北京7%的经济总量。生产、服务、制造将近40个行业，260家企业，从而创造了更多交流和促进新产业的机会。这种作用和方便是其他地方无法给与的，需要不断完善配套设施、增加更多的绿地、美术场馆等。”

The CBD customer groups constantly change, which is different from the incubators, and it is a place for gathering, display and work. The area of about 7 square kilometers of Beijing CBD covers 1/4 of economic aggregate in Chaoyang District and 7% in Beijing. There are nearly 260 enterprises of 40 industries in production, service and manufacturing, thus creating more opportunities for exchanges and new industry promotion, of which the function and convenience is incomparable by other places, so it is necessary to continuously improve the ancillary facilities, increase more greenbelts, art venues, etc.

"The treasure in the south China is controlled by the crowd, the private enterprises and urban enterprises are energetic and potential, and there are more great economic conditions for the development of rural cities and towns with active thinking mode, while the north China relatively falls behind, so it is necessary to guide them in order for more people in villages and towns to improve their economic vigor and thinking."

“中国的经济聚焦于大城市群，一线城市、新兴技术地区是真正吸引人才，二三线城市和乡镇定位还有很漫长的道路要走。”

"The economy entities in China are concentrated in large cities. Talents are really attracted by first-tier cities and emerging technology areas, while second and third-tier cities and rural townships still has a long road for development."

侨福芳草地商业及写字楼租赁总监徐光磊先生向来宾分享了中国首座LEED铂金级项目侨福芳草地综合体从设计到落成的全过程。

Xu Guanglei, Director of Commercial and Office Leasing of Parkview Green, shared with the guests the whole process, from design to completion, of Parkview Green Complex, the first LEED platinum project in China.
