OMA为墨尔本郊区设计结合社区空间的购物中心

惠特尔西, 2020 3 18 – 澳大利亚零售商业开发商 Sandhurst Retail 委托 OMA 为惠特尔西市沃乐特区 (Wollert) 的沃乐特社区中心提供设计。沃乐特是距离墨尔本中央商务区北面 25 公里的郊区,属于维多利亚州发展最迅速的地区之一。面积达 1 万平方米的社区中心将零售商业功能与社区空间相结合,创造包含中央公共庭院、生活便利设施空间以及托儿及教育设施的社区环境。该中心由 OMA 区域总监 Paul Jones 领导设计。  

Paul Jones 表示: “ 郊区购物中心通常是单纯购物消费的地方。我们构想的乐特社区中心则是一项零售商业与社交并重的社会公共建设。

他还表示: “ 沃乐特邻近地区现有的社区活动中心与零售商业功能是分开的,往往使用率不足,未能达到凝聚社区的功效。我们的设计将零售商业与便利设施和文化空间交织联系到一起,满足区内居民不同的使用需要,使中心成为区内的社区凝聚点。

OMA 管理合伙人-建筑师大卫·希艾莱特(David Gianotten)表示: “OMA 对现今广袤的城市开发及其对城乡环境的影响深感兴趣。沃乐特社区中心的设计展现出在澳大利亚背景下建筑师与规划师对位于城乡交界的新社区的看法。

在这个外形实用的沃乐特社区中心的中央,将形成一个有遮荫的庭院,可作为举办社区及日常活动的空间。 上人屋顶提供额外的体育和教育空间,也为城市耕种和节能方案创造可能性。 以垂直条纹方式组织的空间分区将容纳其他设施空间、儿童设施以及以康健为主题的零售商业于大楼之内。 除了庭院的景观设计之外,此空间组织使人联想起普遍出现在零售商业上使用的包装条码。

我们希望该中心为一个包含商住功能的潜在总体规划的中心地带,将会为郊区居民带来一个前所未有的新生活选择。

该中心的建设计划方案正与沃乐特市议会商讨中,预期于 2023 年动工。

OMA TO DESIGN A SHOPPING CENTRE INTEGRATED WITH COMMUNITY SPACES IN MELBOURNE’S COUNTRYSIDE

Whittlesea, March 18, 2020 – Australian retail developer Sandhurst Retail has commissioned OMA to design the Wollert Neighbourhood Centre in Wollert in the City of Whittlesea — a suburb 25 km north of Melbourne’s CBD and one of the state of Victoria’s fastest growing regions. Led by OMA’s Regional Director Paul Jones, the 10,000-square-metre Centre will integrate retail program with community spaces — including a central public courtyard, amenity spaces, and childcare and education facilities to create a place for communal experience.

Paul Jones: “Suburban shopping centres are often places for pure consumption. We conceived the Wollert Neighbourhood Centre as social infrastructure where retail and social interaction weigh equal.”

He adds: “Existing community activity centres in Wollert’s surrounding areas, separated from retail programs, are often underutilized. They fail to bring the community together. Our design weaves together retail, amenity and cultural spaces for use by people in the community with different needs. It will be a social condenser in the area.”

OMA’s Managing Partner – Architect David Gianotten: “OMA is interested in the vastness of urban development in the present time and its implications on both the urban environment and the rural. The design for the Wollert Neighbourhood Centre indicates how architects and planners can look at new communities at the fringe of urbanity and the countryside in the Australian context.”

At the centre of the utilitarian-shaped Wollert Neighbourhood Centre will be a shaded courtyard with spaces for curated community events and daily activities. An accessible roof offers extra areas for sports and education, and opens up possibilities for urban agriculture and energy saving initiatives. Spatial zones organised in vertical stripes will house other amenity spaces, facilities for children, and well-being-focused retail offerings within the building. Such spatial organisation, in addition to landscape design of the courtyard, evoke barcodes ubiquitous in retail.

The Centre has been conceived as the heart of a potential masterplan with residential and commercial programs, which would offer a new living option typically unexplored by the suburban population.

Plans for the centre are currently with the Whittlesea Council, with works expected to commence in 2023.
