Aedas新作 | 基于岭南地域气候进行适应性设计：深圳前海公园式办公项目-建筑档案

在快节奏、用地紧张的城市片区，如何让建筑摆脱传统的封闭与单调，为人们创造更加轻松、开放、富有自然气息的办公环境？由Aedas执行董事陈玉莹与创始人及主席纪达夫（Keith Griffith s）携团队打造的前海深港国际服务城首开区15单元02街坊办公项目竞赛第一名设计方案，给出了全新答案。

In fast-paced, high-density urban areas, how can office buildings break away from traditional, closed designs to create more relaxed, open, and nature-inspired work environments? Aedas’ winning proposal for the Qianhai Shenzhen-Hong Kong International Service City Unit 15 Block 02 Opening Area Office Project, led by Executive Director Fiona Chen and Founder and Chairman Keith Griffiths, offers a new solution.

项目选址于粤港澳大湾区东岸核心发展区域，依傍前湾河生态景观廊道，西临妈湾一路，北接听海大道，地铁5号线近在咫尺，区位优势明显。然而，正如纪达夫（Keith Griffiths）所说：“在前海这样高密度的片区，公共空间是一种稀缺资源。”

Located in the core development area of the Greater Bay Area’s eastern coast, the site is adjacent to the Qianhai Bay River ecological corridor, with excellent connectivity via nearby roads and Metro Line 5. However, as Keith highlights, ‘In a high-density area like Qianhai, public space is a scarce resource.’

Breaking Up Space to Introduce Nature

“本项目为定制化产品，在设计条件局限性很大，且用地如此局促的条件下，如何做出有特色的商办项目是一种挑战。”陈玉莹表示。

‘This project is highly customised with significant design constraints. Creating a distinctive office project on such a tight site is a real challenge,’ explains Fiona.

面对容积率高、建筑高度受限，且北地块因地铁轨道穿越而进一步压缩的空间条件等严峻挑战，设计充分结合周边景观资源，将3栋塔错位布局，留出城市通廊，一方面成功避免了塔楼之间的对视问题，另一方面最大限度地打开了城市与滨水之间的视线廊道，优化了整体空间布局。

To address challenges like high plot ratios, height restrictions, and limited space due to metro tracks, the team position three towers in a staggered layoutto create urban corridors. This avoids direct sightlines between towers, opens views to the waterfront, and optimises the spatial arrangement.

塔楼形体采取切分的手法，打破原本单一的体量，塔冠高低错落，形成开合关系，打造丰富的天际线。而立面设计则注重南北地块立面细节的差异化，突出北地块的地标形象，垂直立面层台的手法将自然元素引入日常办公生活，为人们提供开放而富有自然气息的工作场所，最终实现了“花园式生活办公”的理想愿景。

The segmented tower forms break up the mass and create dynamic skylines, while the façade design balances differentiation between the northern and southern plots. Vertical terraced elements bring natural features into daily office life, achieving a vision of a ‘garden-style office.’

Integrating Green and Sustainable Designs into Architecture

从岭南地域特有的形式中汲取灵感，建筑以传统骑楼和冷巷的空间形态为基础，将底层架空，释放活动空间，商业裙房沿河布置，塑造宜人的商业界面；建筑设计将“自然融入建筑”为理念，建筑形态错落有致，与层层叠叠的生态聚落自然交融。通过中心庭院的绿意延展，与前湾河绿地实现了有机连接。

The design incorporates features such as arcades and breezeways. The ground floor is elevated to create open spaces, while riverside commercial podiums enhance the pedestrian experience. By blending natural elements into the architecture, the building forms a harmonious relationship with the surrounding environment.

塔楼底层骑楼空间，既为周边区域提供开放共享的活动场所，延展了面向河景的空间层次，也为商业入口创造自然过渡的缓冲地带。架空空间的通透性促进了空气流通，河风从前湾河岸吹过，在塔楼间形成的的通风冷巷内自然流通，不仅形成舒适的场地微气候，还有效缓解了高密度城市肌理中常见的热岛效应，为都市环境注入自然的呼吸，形成舒适的场地微气候循环。

A central courtyard filled with greenery extends towards the Qianhai Bay River greenbelt, creating an organic connection. The elevated ground floor provides open public spaces, extending the visual and spatial connection to the river. This openness facilitates airflow, allowing breezes from the river to flow through the towers and naturally cool the space. This not only creates a comfortable microclimate but also mitigates the urban heat island effect, bringing a sense of nature into a dense urban environment.

商业裙房沿河布置，与自然景观相结合，打造宜人且充满活力的滨河商业界面。通过层层叠叠的挑檐，在首层形成连续的风雨连廊，柔化了建筑体量的生硬感，释放了更多公共活动空间。

The riverside commercial podiums, combined with layered canopies, soften the massing and provide continuous sheltered walkways for public activities. Lush greenery grows in the courtyard and elevated spaces, extending along terraced platforms and pedestrian corridors, ultimately integrating with the waterfront. This design blurs the boundary between architecture and nature, creating a dynamic and livelyurban experience.

郁郁葱葱的植被生长于庭院与架空层之中，绿意自中心庭院延展，沿着错落的层台系统与城市慢行通廊连接，最终汇入滨水区域。在这里，绿意模糊了建筑与自然的界限，重新定义了城市与自然的界面，形成了具有渗透性的空间体验，营造出一幅动态且富有生命力的场景。

The lakeside reception hall with fluid architectural contours echoing the graceful movement of koi. Set back from the street corner, the building opens up a circular plaza with a reflecting pool, creating a vivid visual of koi leaping in water. Designed with long-term adaptability in mind, the space accommodates functions such as exhibitions, sales, and private meetings, while allowing for future commercial use. The ground floor features smaller rooms for flexible conversion, and the upper level offers an open layout ideal for both display and retail transformation.

为了进一步体现生态理念，充分利用场地景观优势，设计在各层引入裙楼挑台、绿化阳台和观景角窗特色空间,打造多维立体的观景体验。西立面中缝位置设置了绿化生态阳台，既可以消解西晒，又能够成为眺望城市景观的场所。

To further emphasise ecological principles, green balconies and viewing terraces are introduced at various levels, offering multidimensional views of the surroundings. The west-facing façade features planted balconies that reduce heat gain while providing spaces to enjoy the cityscape.

立面设计：功能与美学的平衡

Balancing Function and Aesthetics

塔楼立面设计注重细节的差异化，通过南北地块采用不同的立面语言，进一步融入节能与生态理念。北塔在形体上采用体量切分的方式，形成丰富的体量变化。在设计手法上采用虚实对比，突出塔楼的地标性：“实”采用古铜色竖向线条，“虚”采用渐变彩釉玻璃，营造出雾气朦胧的意境。

The tower façades reflect a balance of functionality and aesthetics, with distinct design languages for the north and south plotsto incorporate ecological features. The north tower features segmented forms with contrasting solid and transparent elements.

北塔立面采用暖色竖向线条，玻璃与穿孔铝板的搭配，既实现了遮阳与通风功能，又通过立面形态的变化引导视线，塑造出层次丰富且富有动态感的建筑表情。

Warm bronze vertical lines and gradient glass provide shade and ventilation, while creating a layered appearance to enhance the tower’s landmark presence.

南地块塔楼则以横向线条环绕立面，在满足立面虚实比的同时，最大化景观视野。横向线条通过错动变化，形成充满韵律感的设计语言，与北塔楼的竖向线条形成鲜明对比。裙房延续塔楼横向线条元素，使整个立面协调统一，进退变化的挑檐，形成丰富的商业界面；局部增加竖向暖色陶板格栅丰富立面层次。

In contrast, the south tower incorporates horizontal lines to maximise views and create a rhythmic design. These horizontal elements extend into the podium, unifying the overall façade. Vertical warm-colored ceramic panels are added in select areas to enrich the design.

从骑楼空间到通风廊道，从绿植阳台到滨水空间，前海深港国际服务城项目通过多层次的生态办公环境，为高密度城市中的办公模式带来了难得的自然体验。“我们希望通过风、光、水和绿植的引入，让建筑回归自然，为前海树立一个公园化办公环境的标杆。”陈玉莹说道。

From open arcades and ventilated corridors to green balconies and waterfront spaces, the project introduces a multi-layered ecological office environment. This approach brings a rare connection to nature within a high-density urban context. ‘By integrating wind, light, water and greenery, we aim to bring architecture closer to nature and set a new benchmark for park-style office environments in Qianhai,’ says Fiona.
