日前,gmp·冯·格康,玛格及合伙人建筑师事务所成功中标懋源地产总部项目。懋源地产作为近年来凭借打造精品住宅项目而逐步壮大的中型地产企业,将其首座总部办公楼选址于北京东北三四环之间,紧邻机场高速。建成后的总部大楼位于进出京的城市序列节点上,将成为区域内展示北京城市形象的地标建筑之一。
Recently, gmp von Gerkan, Marg and Partners Architects successfully won the competition for the Maoyuan Real Estate Headquarters. Maoyuan Real Estate is a medium-sized real estate group that has gradually grown in recent years by creating upscale residential projects. Its first headquarters office building is located between the third and fourth ring roads in the northeast of Beijing, close to the airport highway. After completion, the headquarters building will be a keypoint of the city sequence entering and leaving Beijing, and will become one of the iconic landmarks in the region that showcases the urban image of Beijing.

为了适应不规则的基地形状,总部建筑分为两个三角形平面的独立塔楼。两座塔楼遵循城市轴线以一定角度展开,展开立面上贯穿了一组室内中庭,将光线和景致引入到室内,旨在传递“开放与包容”的态度。双塔之间以阶梯式裙房和连桥相联,活跃了建筑形体的同时也丰富了公共空间交通与休闲的多种可能。
In order to adapt to the irregular shape of the site, the headquarters building is divided into two independent towers with triangular planes. The two towers are unfolded at a certain angle following the city axis. A group of indoor atriums are traversed on the unfolded facades, bringing light and scenery into the interior, aiming to convey an attitude of "openness and inclusiveness ". The two towers are connected by stepped podiums and bridges, which not only create a lively architectural form, but also enrich the various possibilities of public space.

在双塔的设计上,一方面尽可能保证立面一致性,同时增加了北侧立面最高点塔冠处的标志性,突出建筑组群面向机场高速的形象,以建筑高度标志三元桥方向城市天际线的阶段性终点。
The design of the twin towers ensured consistency of the facade as much as possible. The highest point of the north facade is marked with a symbolic tower crown, highlighting the image of the building complex facing the airport highway, which at the same time marks the end point of the city skyline in the direction of Sanyuan Bridge.

总图布局方面,面向机场高速路绿化带和地铁一侧是建筑的主要形象展示面。南侧的五里沟一街设置主要出入口。项目北侧规划中的麦子店西路未来也将作为办公的车行出入口使用。利用地块内的街坊路,可以将南北两个出入口联系起来,形成便利的环地块交通带。依附该交通带,可设置多个独立入口,实现功能上的分流。
In terms of masterplan, the side facing the airport highway green belt and the subway is the main image display of the building. The main entrance and exit are set up on Wuligou 1st Street on the south side. Maizidian West Road, which is planned on the north side of the project, will also be used as an office vehicle entrance and exit in the future. The neighborhood road within the plot can connect the north and south entrances and exits to form a convenient traffic belt around the plot. Multiple independent entrances can be set up along this traffic belt to achieve functional diversion.

受限于地块条件,设计采用了最经济的标准层平面尺度,办公室布局可以在标准和开放单元之间灵活转换。集中布置的核心筒和规则的幕墙系统也保证了办公单元的自然采光,实现节能目标。
Limited by the site conditions, the design adopts the most economical standard floor plan dimensions. Various office layouts are converted between standard and open units. The centralized core tubes and regular curtain wall system also ensure natural lighting in the office units and achieve energy-saving goals.

立面设计追求建筑内在的逻辑性和统一性,晶体状渐变的三角形单元式幕墙体系,与建筑的平面和体量相得益彰。挺拔的竖向线条为简洁的建筑体量增加了力量感,渐变的角度设计使建筑形象充满动态,细腻而高质。
The facade design pursues the inherent logic and unity of the building. The crystal-like gradient triangular unit curtain wall system responds to the floorplans and volume of the building. The triangular unit curtain wall creates a straight vertical form, adding a sense of strength to the simple building volume; the gradient angle design makes the building image dynamic and delicate.
